Obligations and guidelines for publishing listings on Booksini.com

These Host Terms & Conditions ("Host Terms") constitute a binding legal agreement between you ("Host") and Booksini Solutions (Company No: 202503286341) governing your use of the Booksini Platform to offer accomodation services.

A. Host Eligibility & Verification

To become a Host on Booksini.com, you must meet the following strict requirements:

  • Residency: You must be a legal resident of Malaysia.
  • Verification: You must provide a valid Malaysian NRIC (Identity Card) for identity verification. We do not accept other forms of ID for hosting at this time.
  • Phone Verification: You must register using a valid mobile phone number and verify it via the code sent to you.
  • Approval: Your host account and property listings are subject to review and approval by our team. We reserve the right to reject applications that do not meet our quality or safety standards.

B. Listing & Property Obligations

1. Listing Accuracy & Review

  • Review Process: All new property listings and subsequent edits to existing listings will be reviewed randomly by the Booksini team (typically within 24 hours) after going live on the platform. We reserve the right to temporarily disable any listing that does not meet Booksini criteria or contains misleading content.
  • Content Accuracy: You are responsible for ensuring your Listing content (photos, description, amenities, house rules) is accurate and up-to-date. Misleading descriptions are strictly prohibited.
  • Property Type: Currently, Booksini.com primarily supports "Homestay, home & house short rental" type accommodations. If you wish to list other property types (e.g., Hotels, Resorts), please contact support for approval.

2. Maintenance & Safety

You are responsible for the safety of your Guests during their stay. This includes:

  • Ensuring the property is clean, sanitary, and free of clutter before every check-in.
  • Providing essential amenities such as clean linens, towels, and reliable Wi-Fi as advertised.
  • Meeting all applicable safety laws and regulations (e.g., functioning smoke detectors, fire extinguishers, secure locks).
  • Promptly addressing any maintenance issues reported by Guests during their stay.

C. Financial Terms

1. Pricing & Service Fees

  • You have sole discretion to set the nightly rate and any additional fees for your Listing.
  • Booksini.com charges a 6% commision fee for the use of the Platform, which is automatically deducted from the reservation subtotal of each successful booking. The exact fee percentage will be displayed in your Host Dashboard.

2. Payout Schedule

  • Payments are processed securely through our platform and transferred to your Host Wallet within 1-2 business days after guest check-in date.
  • You can withdraw the fund instantly into your registered bank account.
  • You can view your earnings and transaction history in the Host Dashboard.

3. Taxes

You are solely responsible for complying with all local tax regulations, including declaring income and collecting/remitting any applicable Service Tax or Tourism Tax required by Malaysian law & States Law.

D. Service Standards & Conduct

  • Response Time: Hosts are expected to respond to Guest inquiries and booking requests within 24 hours.
  • Honor Bookings: You must honor all confirmed bookings. Cancelling a confirmed booking creates a negative experience for guests and damages the platform's reputation.
  • Non-Discrimination: You may not treat any Guest differently based on race, color, ethnicity, national origin, religion, sexual orientation, gender identity, or marital status.
  • Privacy: You must respect the privacy of your Guests during their stay and must not enter the private areas of the accommodation without permission, except in emergencies.

E. Cancellations & Penalties

1. Host Cancellations: If you cancel a confirmed booking, you may be subject to penalties, including:

  • A cancellation fee deducted from your future payouts.
  • An automated review on your Listing indicating a cancellation.
  • Suspension of your Listing or Account for repeated or unjustified cancellations.

2. Guest Cancellations: If a Guest cancels a booking, the amount paid to you is determined by the cancellation policy (Flexible, Moderate, etc.) that you selected for that Listing.

F. Termination

We may terminate this Agreement and your account immediately if you breach these Host Terms & Conditions, violate our laws, or if we believe it is necessary to protect the quality, safety, or property of Booksini Solutions, its Members, or third parties.
