1. Welcome to Booksini.com. This platform is owned and operated by Booksini Solutions (Company No: 202503286341). By accessing our website and using our services, you agree to comply with these terms.

A. Platform Services & Account Usage

2. Scope of Services

Booksini.com is an online marketplace that enables registered users ('Hosts') to publish reliable accommodation services on our platform ('Listings') and to communicate and transact directly with guests that are seeking to book such accommodation services ('Guests').

As the provider of the Booksini Platform, Booksini Solutions does not own, create, sell, resell, provide, control, manage, offer, deliver, or supply any Listings or Host Services. Hosts alone are responsible for their Listings and Host Services.

3. Account Registration & Security

To access certain features of the Platform (such as booking or creating a listing), you must register an account.
You must provide accurate, current, and complete information during the registration process.
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

4. User Conduct & Prohibited Activities

Your use of the Booksini Platform is conditional on your compliance with our rules of conduct. You agree that you shall NOT:

Use the Platform for any fraudulent, unlawful, or unauthorized purpose, including booking or hosting with false identity.
Copy, scrape, or systematically download content from the Platform (including Host listings and pricing) without our express permission.
Contact another Member for any purpose other than asking a question related to your own booking, Listing, or the member's use of the Platform.
Interfere with or disrupt the operation of the Platform or the servers/networks used to make the Platform available.
Exploit the Platform for any commercial purposes not expressly permitted by these Terms (e.g., reselling bookings).

B. Intellectual Property & User Content

1. Booksini Content

The Booksini Platform and its entire contents, features, and functionality (including but not limited to all information, software, text, displays, images, video, and audio, and the design, selection, and arrangement thereof) are owned by Booksini Solutions, its licensors, or other providers of such material and are protected by Malaysian and international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

2. User Content

By creating a Listing or posting content (e.g., reviews, photos), you grant Booksini.com a non-exclusive, worldwide, royalty-free, irrevocable, perpetual license to use, copy, modify, distribute, publish, and process such content to provide and promote the Platform.

You represent and warrant that you own or have the necessary rights to all the content you post and that your content does not violate the privacy rights, publicity rights, copyrights, contract rights, or any other rights of any person.

C. Disclaimers & Exemptions

1. Platform Nature

We invite you to use Booksini.com to explore and book accommodations. However, simply using our Platform does not create any direct contractual relationship with us regarding the accommodation itself. The legal contract for the supply of accommodation is between the Guest and the Host.

2. No Warranty

We strive to keep the Platform up and running, but we cannot guarantee that the website will be available at all times, accurate, or free from errors. We are not responsible for any interruptions, including those caused by maintenance or technical issues.

We do not endorse or guarantee the quality, safety, or suitability of any Guest, Host, or Listing.
Images and descriptions of properties are provided by Hosts; we verify them to the best of our ability but cannot guarantee 100% accuracy.

3. Limitation of Liability

To the fullest extent permitted by law, Booksini Solutions shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses, resulting from (a) your access to or use of or inability to access or use the Platform; (b) any conduct or content of any third party on the Platform.

D. General Provisions

1. Termination

We may terminate or suspend your account and bar access to the Service immediately, without prior notice or liability, under our sole discretion, for any reason whatsoever and without limitation, including but not limited to a breach of the Terms.

2. Modifications to Terms

We reserve the right to modify these Terms at any time. If we make changes to these Terms, we will post the revised Terms on the Platform and update the "Last Updated" date. Your continued use of the Platform will constitute acceptance of the revised Terms.

3. Governing Law

These Terms shall be governed by and construed in accordance with the laws of Malaysia. Any disputes arising out of or in connection with these Terms regarding the use of Booksini.com shall be subject to the exclusive jurisdiction of the courts of Malaysia.
